早前灣仔資本中心罕現短綫買賣獲利,據悉買家為聯合出版集團,斥約2.4億元購入全層。

資料顯示,灣仔資本中心23樓全層,以2.3998億元成交,以面積約15,727平方呎計,呎價15,260元。據悉,買家為聯合出版集團,旗下書店包括三聯、中華及商務等。該集團不時購入商廈及工廈,如本年中,集團斥3,800萬元,購入北角英皇道東祥工廠大廈9樓,以面積8,410平方呎計,呎價4,518元。
翻查資料,是次成交的資本中心全層,曾由一家天津國企持有,2014年1月斥資2.23億買入作為總部,惟去年3月物業遭銀主接管,去年尾以1.9億元沽出,買家為本地財團,如今物業以2.4億元沽出,該財團持貨不足1年,帳面獲利約5,000萬元,升值約26%,屬近年較罕有商廈短綫獲利個案。
事實上,近期該廈另一全層樓面亦遭接管招標出售,並於今日截標。涉及面積約14,500平方呎,早前市場參考價約1.45億元,呎價約1萬元,相信近日高層錄得全層高價成交,將引起財團競投。

上月商廈淨吸納6.6萬呎 外資代理行:空置率微跌
有外資代理行指出,近期商廈租賃趨活躍,上月市場更錄淨吸納量,雖然數目只有6.6萬方呎,為市場釋出利好消息,空置率略作改善,9月整體商廈空置率微跌至12.7%。

該行行最新發表的香港地產市場報告中指出,整體甲廈空置率持續改善,於9月微跌至12.7%,5大主要商業區中,其中3個空置率均見改善,中環空置率回落至9.6%,尖沙咀及九龍東空置率分別下跌0.4和0.3個百分點。
該行代理表示,上月整體寫字樓市場持續改善,錄得66100方呎淨吸納量。值得注意是,由於供應量見緊絀,尖沙咀寫字樓空置率於過去兩年來首次跌穿10%。
尖沙咀兩年來首跌穿10%
月內市場錄得少數新租賃個案,包括港鐵大手租用元朗朗壹廣場,涉及約135000方呎樓面,配合業務擴張。
該行另一代理表示,9月整體市場租金按月下跌1%。主要分區市場中,中環和灣仔 (銅鑼灣) 租金分別下跌1.5%和0.4%,而九龍東租金保持平穩。
有本港代理表示,九龍灣臨興街21號美羅中心2期高層單位放售,建築面積約575方呎,意向售價約350萬,折合每方呎約6086元。盧氏表示,單位間隔方正實用,樓底高約12.6呎,空間感十足。

觀塘偉業街香港企業大廈一籃子物業,涉及業權逾80%,意向價約4.87億。

有代理表示,觀塘偉業街128號香港企業大廈樓高13層,總建築面積約121815方呎,地下及1樓面積分別約7844方呎,2至13樓每層面積約8844方呎,該廈80%業權放售,以意向價4.87億計算,意向呎價約4000元,目前「部分交吉」與及「部分連租」,新買家可購入作重建發展,可塑性高。該物業位於觀塘主要街道,數分鐘步程到牛頭角港鐵站。 該代理補充,該廈樓面承重量每方呎達約150磅,物業所處地段列入「其他指定用途 (商貿)」,地盤面積約9000方呎。

One in four renters may become buyers if spicy measures eased
About 28 percent of tenants may look to buy a home if the government removes some of the "spicy measures" that have been in place to cool the property market in next Wednesday's policy address, a survey by a local property agency shows.
The measures, which include stamp duties and charges on foreign and local home buyers, have been in place over the past decade.
The survey was conducted on 359 participants through an online questionnaire, 51 percent of whom were homeowners, with the rest being renters.
Among current renters, only about 14 percent expressed an intention to buy a home in the next six months.
However, if stamp duties are cut in the policy address, nearly 28 percent will consider buying a home.
The agency also anticipates that if the government relaxes the double stamp duty or ad valorem stamp duty for residential properties, it could contribute to a 10-20 percent increase in transactions.
Meanwhile, in the primary market, KT Marina 1 in Kai Tak is set to unveil its initial price list, presenting a minimum of 204 flats with "surprising prices" amid subdued market sentiment.
Co-developed by K Wah International (0173), Wheelock Properties, and China Overseas Land & Investment (0688), the project consists of three towers offering a total of 1,017 flats.
Tony Wan Wai-ming, K Wah's sales and marketing director for Hong Kong properties, said the first batch will constitute at least 20 percent of the total units, approximately 204 units.
Due to the current lack of buyer confidence in the market, sales will prioritize volume, and pricing will be set at levels acceptable to the market, added Wan.
Easyknit International (1218), meanwhile, has named its new project in Ho Man Tin as Garden Crescent. The project will offer 56 flats and the first price list will be released after the policy address.
The pricing will be determined by referencing other luxury projects in the same area and Ayton, a luxury development by the same company in Kowloon Tong.
Some real estate agents have been including a "cooling measures withdrawal" clause in provisional sales contracts which allow both parties to call off the transaction should the policy address not alleviate property cooling measures.
However, the Estate Agents Authority chief executive Ruby Hon Yuen-ping said that such practice is prone to legal disputes and confusion.
