旺角西洋菜街鋪呎租100元 特賣場短租半年平過沙士時


疫市持續下,核心區鋪位錄低價承租,旺角西洋菜南街一個地鋪,化妝品店早前撤出後,鋪位迎來短租客,由特賣場以月租10萬進駐,短租半年,平均每呎100元,平過沙士時。

旺角西洋菜南街66號地下連閣樓,建築面積約1000方呎,閣樓約750方呎,舊租客化妝品店撤出後,即由短租客進駐,雖然短租租金與長租未能作直接比較,不過,租金差距大,跌幅甚驚人。

面積千呎 月租10

最新租客為X-Master特賣場,以售賣手機配件為主,簽署半年短約,月租約10萬,平均每呎100元 (不計閣樓) ,至於前租客為Lush Fresh Handmade Cosmetics,早於三年多前(2018年11月)預租,租約由2019年5月至2022年5月,月租57萬。

三年前,雖然鋪市已由高峰期回落,惟街道仍不乏自由行客及遊客,不乏消費力,鋪位甚少空置,上述化妝品店看中該鋪位,若將最新短租租金與舊租金比較,跌幅高逾80%。

舊租客「升呢」平租巨鋪

Lush Fresh Handmade Cosmetics則並沒有撤出西洋菜南街,而是趁疫市「升呢」,搬遷至位置更旺,面積更大的鋪位,新鋪址為西洋菜南街48號至50號地鋪及閣樓,建築面積共約3600方呎,月租約50萬,租期約三年,呎租約138元。該鋪位處旺角核心地段,靠近西洋菜南街及奶路臣街交界、毗鄰港鐵出入口,人流量甚高。上一手長租戶為韓國化妝品Laneige, 2016年取代卓悅進駐,月租高達120萬。

有代理表示,疫情走勢反覆,零售市道持續疲弱,核心區鋪租受壓,有商戶趁勢細鋪搬大鋪,亦有商戶以低廉的短租進駐核心區,以上述特賣場短租租金比較,平過「沙士價」水平。

該代理又說,西洋菜南街66號再上一手租客為豐澤電器,由2015年11月至2018年11月,當時月租約68萬。早於2015年之前,則由1010電訊承租,月租85萬,業主大鴻輝因應市況暢旺,一度叫租高達140萬,不過,隨着2014年底佔中,零售業失色,商戶難於負擔貴租,鋪市江河日下,1010電訊亦於2015年11月底搬走。

Secondary sales jump as Novo Land releases second batch

Second hand home sales at Hong Kong's top 10 blue-chip estates hit a seven-week high over the weekend as Sun Hung Kai Properties (0016) maintained conservative prices for the second batch of 100 flats at phase 1A of its Novo Land development in Tuen Mun.

A total of 13 secondary transactions in the blue-chip estates were recorded over the weekend up 85 percent from a week ago, according to a property agency.

An agent said that there were no large-scale sales of new projects over the weekend and buyers were back in the secondary market.

As the primary market has taken the lead in reducing prices amid higher US interest rates and the local Covid situation, second-hand sellers are now offering better bargains to attract buyers and thus the second-hand trade is rising, the agent said.

This came as SHKP unveiled the second price list for Novo Land, which includes 83 two-bedroom units and 17 three-bedroom units.

The average price is HK$13,858 per sq ft after discounts, with the cheapest unit priced at HK$5.74 million.

Meanwhile, the number of second-hand residential registrations for properties of HK$5 million or less accounted for nearly 34 percent of all second-hand residential registrations as of July 21, the first time in more than two years that it rose above the 30-percent level, according to another property agency.

In other news, the number of shops registered in June rose by 20.7 percent month-on-month, according to another agency based on government data.
