尖沙咀珀薈酒店1.8億易手 每個房間作價286萬持貨14年平手離場


隨着業主大幅減價,大手買賣趨活躍,尖沙咀漆咸道南珀薈酒店以1.8億易手,原業主於2010年購入商廈改裝酒店,持貨14年平手離場。

珀薈酒店位於漆咸道南117號,佔地2000方呎,為一幢迷你酒店,樓高20層,總建築面積約24551方呎,曾在去年9月以3.8億放售,早前減至2.4億再度推出,短時間以1.8億易手,減價6000萬或25%,該酒店擁有63個房間,每個房間作價286萬,以若總樓面計算,平均呎價僅7332元。

提供63個房間

珀薈酒店早於2015年落成,提供63個酒店房間,根據代理指,該項目適合改裝為學生宿舍,鄰近理工大學,可提供潛在130至150個牀位。市場消息指買家為中原慈善基金,惟該基金主席黃偉雄昨日接受本報查詢,否認購入物業。

今年5月,尖沙咀柯士甸道108號耀基大廈商住樓,由上巿公司利駿集團主席陳洪楷等相關人士以1.5億承接,平均呎價約7250元,總面積約20689方呎,將打造服務式住宅,目標客為區內上班人士及來港學生。

珀薈酒店前身為崇基商業大廈,由投資者劉嘉偉於2010年10月以1.48億購入,然後斥資改裝酒店,於2015年10月初投入服務,計及改裝等成本,料持貨14年平手離場。

適合改裝學生宿舍

劉嘉偉先後於中文大學及理工大學就讀商科及國際酒店管理碩士課程。2006年大學二年級時,他購入旺角300多呎唐樓經營賓館,劏6至7個房間,每個日租300多元。在經營數間賓館後,珀薈酒店是他的第一個酒店項目。

80後」原業主酷愛創業

他是一名酷愛創業的「80後」,除了酒店外,2016年創立Nap Lounge,在中環、灣仔及尖沙咀提供據點,讓上班族利用午間1小時,甚至15分鐘空檔充電。他曾說:「當你有很多知識在腦袋里,反而規限了你的道路,包袱更重。有人讀了四年工程,沒道理不做工程師,讀了三、四年會計,沒道理不考牌當執業會計師,那三、四年可能規限了你一生人走的路。」

The Uppland sells out, releases more flats

Hong Kong's home buyers continued to focus on the primary housing market with The Uppland, the first phase of Gold Coast Bay in Tuen Mun, selling all 188 flats on offer on Saturday, and The Pavilia Forest III in Kai Tak selling 60 out of 108 flats yesterday.

Encouraged by the red-hot sales, The Uppland's developer Early Light International released a third price list yesterday evening, offering 108 flats at prices of HK$11,219 per square foot after discounts, 5 percent higher than the previous price list.

The new batch of flats range in size from 204 to 653 sq ft and include 60 studios, 16 one-bedroom, 27 two-bedroom and 5 three-bedroom units.

After discounts of 12 percent, they are priced between HK$2.23 million and HK$7.76 million.

A property agency predicts that rents for the project could reach HK$40 per sq ft, with an annual rental rate of return close to 5 percent.

Gold Coast Bay offers 1,323 flats in total with the first phase, The Uppland, providing 692 flats.

Meanwhile, The Pavilia Forest III, developed by New World Development (0017) and Far East Consortium International (0035), was oversubscribed almost 53 times, receiving more than 5,800 tickets.

Projects under The Pavilia Forest brand have sold 253 flats in nine days, accounting 83 percent of units on sale.

It was the highest sales in nine days that the housing estate in the old airport runway had seen in three years.

All three-bedroom flats with sea views were sold out.

Developers have raked in HK$1.7 billion in these days, and 70 percent of revenue was contributed from 22 buyers.

The second-hand homes market saw the number of deals pick up over the weekend.

Ten blue-chip housing estates tracked by Midland Realty recorded 11 deals up by 57 percent week-on-week while the top 15 estates recorded 13 deals, up by 18 percent.

Another property agency's data showed deals at 10 major housing estates jumped 42 percent week-on-week to 10 and back to double-digits.

An agent said that purchasing power in the real estate market was stimulated thanks to the growing possibility of interest rate cuts, which strengthened buyer confidence on the market.
