紅磡舊樓重建潛力高 發展商頻收購
紅磡一帶為新舊融合社區,新式樓宇及舊樓共存,當中樓齡逾半世紀的舊樓,早年吸引大型發展商密密收購,近期進入直路。而區內的酒店最近亦獲批改建成商廈,單是長實 (01113) 旗下的3個重建項目,預計可提供約270萬平方呎的商業樓面。
恒地兩舊樓收購項目 下月初強拍
為了增加土地儲備,恒地 (00012) 近年積極收購黃埔街一帶的舊樓,而其收購計劃逐漸進入強拍程序。其中,恒地將重建4幢分別坐落於黃埔街2、4、6、8、10、12、14及16號舊樓連地皮,其樓齡逾63年,鄰近黃埔花園。該4幢舊樓樓高7至8層,佔地約1.44萬方呎,其中C1地盤早前獲屋宇署批出建築圖則,准許興建為一幢23層高 (在兩層地庫之上) 的商住物業連康樂設施,總樓面約129,579平方呎,其中住宅部分涉及約107,983平方呎。項目將於12月2日進行強拍,底價約為13.63億元。據了解,恒地目前持有94.63%至100%業權,項目尚餘3伙未成功收購。
至於位於黃埔街26至40A號及必嘉街83至85號的4幢舊樓同樣於12月2日進行強拍,拍賣底價約為13.065億元,而恒地持有上址約90.625%至100%業權,惟尚餘少量單位並未收購。
長實佔新商業供應近8成
另外,區內另一矚目重建計劃為是長實旗下的酒店改劃。早前長實擬將旗下紅磡海韻軒、海灣軒改建為商廈,並已獲批重建。其酒店式公寓海韻軒及海灣軒現為雙子酒店,共提供約3,602個酒店房間,其中海韻軒將重建成2幢約29層高的商廈,及1幢樓層較少的物業,預計提供約110.7萬平方呎樓面;而海灣軒將計劃重建為2座約15層高的雙子式商廈,樓面面積約107.7萬平方呎。
而長實亦就旗下的鶴園街13號康力投資大廈,申請改建為兩座商廈,作為商店、辦公室、服務性行業等用途,並終獲批准。若以地積比率近12.8倍發展,項目的可重建樓面面積約50.9萬平方呎。事實上,計入康力投資大廈、海韻軒及海灣軒的重建項目,長實提供近270萬平方呎樓面面積,佔區內未來供應近8成,除了增加旗下資產的價值外,亦再度鞏固其於區內的商業版圖。

福榮街鋪620萬售短炒兩月獲利92萬
受疫情衝擊,鋪位售價顯著回落,惟近期再現短炒獲利個案,屬市場近期罕見。消息指,深水埗福榮街鋪以620萬售出,原業主持貨僅兩個月,帳面獲利約92萬。
市場消息指,深水埗福榮街6至12號嘉榮大廈地下5號鋪,面積約420呎,以買賣公司形式,作價約620萬售出,呎價約14762元,屬市價水平,該鋪月租1.69萬,租約期至2022年6月,料買家享租金回報約3.2厘。
升值約17%
據土地註冊處資料顯示,該鋪原業主於今年9月以528萬購人,以公司名義金盟投資有限公司 (GOLDEN OATH INVESTMENT LIMITED) 持有,故持貨僅兩個月帳面獲利92萬,物業期間升值約17%。
另外,據代理資料顯示,本月截至16日共錄得約216宗工商鋪買賣,較上月同期上升約10%;成交金額方面,受惠於太古城中心一座近百億交易帶動,上半月成交金額暫錄得約120億,按月急增約2.7倍。
上半月成交金額120億
至於租賃方面,本月上半月錄得約848宗租賃個案,較上月同期數字輕微上升,而與去年同期錄約43%升幅,當中以鋪位表現最好,月內暫錄得約244宗租務成交,按月增加約9%,按年升幅更達約1.46倍,本月上半月總工商鋪成交金額則錄得約4662萬,較上月同期減少約10%。
代理表示,近期工商鋪市場有不少好消息出現,鋪市經一段長時間調整後,普遍價格已大幅回落,因而吸引投資者積極趁低吸納。

Lake Silver home sold for 20pc below valuation
Hong Kong's Under Secretary for Development Liu Chun-san has reportedly bought a four-room home at Lake Silver in Ma On Shan for HK$23.35 million, or HK$12,581 per sq ft, 20 percent less than banks' valuation.
The property was first listed for HK$25 million and the price was reduced by HK$1.65 million, given that properties priced over HK$20 million are hard to sell during the pandemic, said an agency in the district.
The owner bought it for HK$16.232 million in 2010 and made a book profit of HK$7.118 million over 10 years, marking appreciation of 44 percent.
Meanwhile, the owner of a 5,700-sq-ft luxury house on Barker Road took a HK$12 million hit after selling it for HK$530 million. The owner had bought the property for HK$542 million in 2015 and had originally asked for as much as HK$830 million.
Executive Councilor Ronny Tong Ka-wah's family members sold a 935-sq-ft flat at Sky Horizon in North Point for HK$29.3 million, earning a book profit of HK$430,000, or 17 percent, after holding the property for eight years.
He said if public homes are allowed to be sold to the residents at half price, with only half or 10 percent of the down payment paid, it will increase wealth resources of almost HK$4.4 trillion.

Yau Tong project to publish price list
The price list of 138 flats of Montego Bay in Yau Tong will be released by the developer tomorrow.
Allen Fong, sales and marketing director at Minmetals Land (0230), said the brochure will be released within an hour of 12:20. The project has 688 flats with a saleable area from 237 square feet to 2,000 sq ft, and units with three bedrooms or more account for 40 percent.
The show flat will be available tomorrow from 11:00am to 8:00 pm.
Fong said the company will take the market price in the same district as a reference, from HK$25,000 to HK$26,000 per sq ft.
