假期效應加上觀望《預算案》,2月份工商舖觀望氣氛濃厚,受中環盈置大廈全幢成交帶動,買賣金額急升。
有本港代理行代理表示,2月份市場錄約181宗工商舖成交,總金額約89.5億,按月分別跌約3.7%及增加約3.8倍,按年分別下調約34%及增加約23%。商舖買賣宗數由1月約42宗,微跌約7%至約39宗,金額約10.35億,按月增約89%。由麗新發展持有的將軍澳唐賢街29號藍塘傲基座商場以約5.3億沽,回報逾5厘。
金額89.5億大升3.8倍
該代理續表示,寫字樓2月錄約32宗,按月微增1宗,金額約67.93億,按月大增16倍,按年增約1.8倍。受中環盈置大廈全幢64億易手帶動,新買家為台灣跨國軟件公司「趨勢科技」相關人士。該筆交易超越去年證監會以約54億購入鰂魚涌港島東中心12層樓面。工廈宗數按月及按年分別微跌約4%及24%,金額升約22%至11.21億。月內包括「遊戲機大王」鍾子權或有關人士以約1.5億購入粉嶺安樂門街30至32號及安居街31號兩幢相連工廈。
該代理分析,自從全面撤辣後及金管局放寬按揭成數後,地產市場進入新紀元,隨着工商舖按揭上限至七成,減低入市成本,買賣氣氛受惠,加上擴大「自由行」計劃,預料3月份交投轉好。

外資代理行:整體寫字樓空置率達14.7%
有外資代理行發表今年2月寫字樓租賃市場報告指,去年IPO籌集資金按年跌55%,創自2001年以來最差表現,除了對沖基金和量化交易者在熊市中仍獲利外,大部分金融公司不願擴張業務。
相比之下,保險業受惠通關後業務增長,去年上半年積極擴張,內地遊客保費下半年下降。儘管如此,全年590億仍比2019年高36%。
九龍西空置率升至33.5%
九龍西有新寫字樓項目完工,令該區空置率從8%大升至33.5%。整體空置率去年第四季達到14.7%,淨空置面積共1030萬方呎。甲廈租金按季跌1.7%,全年總計跌7.5%。企業資本支出升,裝修可能達每方呎1500至2000元等。
展望未來,寫字樓需求恢復速度不確定,在樂觀的情景下,內地企業和新興行業逐步進駐,可能出現類似於2011年至2019年情況,平均每年淨租面積約130萬方呎。
即使如此,預計到2027年年底,寫字樓空置率將達到17%。相反,如果需求波動大,空置率可能在2027年超過20%,類似於2018年至2022年情況,平均每年淨租面積只有50萬方呎。

Home deals continue to rise but sellers still losing out
The number of new and second-hand property deals in Hong Kong rose for a second week on the trot over the weekend but some sellers who had held properties for six years or less remained at the losing end.
More than 1,500 new homes have been bought since the government removed all housing curbs on February 28, according to a local property agency.
Henderson Land Development (0012) sold all 30 flats on offer at The Holborn in Quarry Bay on Saturday, cashing in over HK$170 million, while its The Quinn Square Mile in Mong Kok recorded 14 deals worth over HK$91 million yesterday as well.
Over the past 10 days, the developer has sold at least 207 flats for around HK$1.4 billion.
In Fo Tan, The Arles built by Centralcon Properties saw 162 flats purchased in eight days, with 73 deals were recorded yesterday.
Meanwhile, Sino Land (0083) will put 17 more flats at One Soho in Mong Kok for sale on Wednesday, with the cheapest priced at HK$5.8 million after discounts.
And Lofter's Elize Park in Mong Kok will sell 14 flats by tender on Thursday.
The number of deals at the 10 major housing estates increased 48 percent weekly to 37, hitting a new high for more than three years, data from the agency showed.
Among the 10 estates, City One Shatin saw weekend transactions soar 150 percent weekly to 10, the most in about four years while Taikoo Shing in Quarry Bay reported five transactions.
However, South Horizons in Aberdeen and Metro City in Tseung Kwan O recorded no deals at all.
An agent said homebuyers are speeding up purchases as they fear that prices will rise soon.
Still, some homeowners took a hit on their sales.
A flat at Tsing Yi Garden in Tsing Yi sold for HK$3.85 million after the asking price was reduced by HK$830,000 leaving the seller, who had bought the property for HK$5.65 million in 2018, with a 32 percent or HK$1.8 million loss.
Also, a four-bed luxury home at Kadooria in Ho Man Tin went for HK$77 million with the seller suffering a 9 percent or HK$7.88 million loss, after holding the property for over four-and-a-half years.
