佐敦同昌商廈全幢5.1億沽 減價近半
疫情持續影響投資氣氛,業主減價沽貨。消息指,佐敦彌敦道同昌商業大廈全幢,財團以近5.1億易手。原業主於兩年前放售叫價約10億,減價近5成。
涉及物業為佐敦彌敦道221至221A號,比鄰區內指標商廈之一的莊士倫敦廣場。物業於1986年落成,樓高16層,地盤面積約3,107平方呎,總樓面約34,178平方呎。地下設兩舖位,現由化粧品及家品店租用,樓上作半零售商廈用途,每層面積近2,000平方呎,租客多為時裝批發。
原業主04年購入 沽貨賺3.3億
全幢物業每月租金收入約140萬元。以5.1億元成交價,呎價僅約1.5萬元,回報率約3.3厘。消息稱,新買家為內地投資者。
據悉,原業主於兩年前放售,叫價近10億元,若以5.1億元成交價計,減價近半。回報率約3厘。原業主為「鞋王梁」梁日昌或有關人士,於04年以1.82億元購入,料可獲利近3.3億元。
受疫情影響,今年商業投資氣氛甚差,是次同昌商業大廈易手,已為今年首宗全幢商廈成交,成交淡靜為近年罕見。

代理:上月工商鋪交投價量齊挫
受疫情打擊,工商鋪市場觀望氣氛瀰漫。據代理指出,上月市場錄價量齊挫,僅錄265宗成交,涉及成交金額約42.3億,按月分別下跌約12%及24%;該行指出,受疫情持續惡化拖累,料交投量將持續受壓。
工廈174宗成交跌24%
據代理的資料顯示,上月工商鋪市場錄約265宗買賣,涉及成交金額約42.33億,按月分別下跌約12%及24%,若按年計算,跌幅更進一步擴闊至約39%及46%;另外,該代理行亦指出,因應市況逆轉,個別鋪位業主心急套現離場,令月內連續錄得多宗大幅減價成交,7月鋪位成交較上月上升逾四成,該行預測,隨着業主心態回軟擴大議價空間,將吸引實力準買家入市,惟市場觀望氣氛濃厚,疫情至今尚未露曙光,料工商鋪交投會繼續維持低水平,甚至進一步下滑。
代理稱,上月疫情急劇惡化,市場活動接近冰封,買家入市步伐放緩,當中以工廈買賣個案減幅顯著,由6月約230宗下跌至上月約174宗,減幅約24%;鋪位市場方面,交投量逆市而行,7月暫錄約58宗商鋪買賣,對比6月約40宗上升約45%;但金額或因業主減價空間擴大而有所下跌,7月鋪位總成交金額約11.85億,較6月約13.78億減少約14%。

此外,據另一代理行數據指出,上月50大指標甲廈錄得5宗買賣,較6月略為增加,成交以低價買賣主導,該代理行稱,市場游資充裕,部分投資者一直靜待低價入市「撈底」,適逢部分業主因看淡後市,擴大議價空間沽貨,部分甲廈成交價持續下滑,惟成交量則錄支持。

Secondary sales slow to a crawl amid third wave
The third wave of local Covid-19 infections continued to weigh on the property market, as a property agency recorded only five secondary transactions at ten blue-chip housing estates over the past weekend, down by 37.5 percent week-on-week and hitting a half-year low.
In Quarry Bay, a 709-sq-ft flat at Taikoo Shing changed hands for HK$12.6 million, or HK$17,772 per sq ft, after HK$900,000 was cut from the original asking price, according to the agency.
In Ma On Shan, a 618-sq-ft flat at Sunshine City fetched HK$9.86 million, or HK$15,955 per sq ft.
And in Ap Lei Chau, a two-bedroom flat at South Horizons sold for HK$8.88 million, or HK$16,354 per sq ft, after HK$300,000 was cut from the initial asking price.
In the primary market, Empire Group and Hong Kong Ferry (0050) collected about HK$870 million after selling out 185 units in the first two price lists of Seacoast Royale in Tuen Mun.
In Cha Kwo Ling, Wheelock Properties sold a 1,211-sq-ft special unit at Koko Hills by tender for HK$29.68 million, or HK$24,509 per sq ft.
In the commercial property market, another agency recorded five transactions at 50 blue-chip Grade A office buildings last month, up by 25 percent from June, as landlords offered more room for price negotiation. But in the first seven months, the number of transactions at 50 Grade A office buildings plunged by 63.2 percent year-on-year to 39.
Meanwhile, another agency reported 265 transactions of industrial properties, commercial properties and shops in July, down by 12 percent month-on-month.
