Bank of America cuts back on office space in Hong Kong amid impending new supply.

US banking giant Bank of America plans to relinquish a big chunk of prime office space in Hong Kong as part of cost-saving measures in response to the headwinds facing the financial industry.

Bank of America will hand back around one and a half floors in Cheung Kong Center, Central, to the landlord, CK Asset Holdings, where it has leased seven floors since 2012, according to sources familiar with the matter.

The bank will relocate its back office operations to Kowloon Commerce Centre in Kwai Chung.

“The move aligns with the prevailing cost-cutting trend in the industry,” said an industry source. Bank of America, which has support staff in Kowloon, declined to comment.

Several banks and financial firms have opted to downsize their office space or relocate to less expensive buildings in the face of muted financial activity in the city.

Last year, turnover on the city’s stock market declined 16 per cent to HK$105 billion (US$13.4 billion), according to Hong Kong stock exchange data.

Additionally, fundraising on the stock market plunged by more than half to a 20-year low of US$5.9 billion, according to Refinitiv data.

In a similar move, it was reported last month that Goldman Sachs would vacate one floor in Lee Garden Three in Causeway Bay. The bank had leased five floors in the grade A building for its back office operations in 2018.

The vacancy rate in the Greater Central area fell by 0.3 percentage points to 10.1 per cent in the fourth quarter of 2023, according to an international property agency.

However, rents in Greater Central dropped by 3.1 per cent quarter on quarter as landlords of grade A buildings adjusted their rents in response to new supply, the property agency said.

The agency, however, anticipates an improvement in new leasing this year as the mainland Chinese economy gradually recovers and the anticipated US interest-rate cuts boost financial market sentiment.

With the Federal Reserve likely to keep its benchmark interest rate unchanged at its meeting on Wednesday, as well as at its subsequent meeting on May 1 due to the higher than expected inflation reading, analysts realistically expect the rates to trend lower sometime in the second half of the year.

Meanwhile, leasing sentiment in Hong Kong remains the poorest in Asia-Pacific, according to a survey by the agency.

Sentiment among leasing market professionals in the city and mainland China was overwhelmingly pessimistic at around negative 20 per cent, “the only markets to report negative sentiment, indicating that more time will be needed for these markets to recover”, the report said.

啟德 AIRSIDE  逾10萬呎樓面租出 保險公司等進駐平均呎租35元

南豐旗下啟德 AIRSIDE,隨着商場開業,寫字樓租賃步伐加快,最新連錄大手承租,該廈中低層2全層樓面,涉及逾10.7萬方呎租出,租客包括保險公司等,平均呎租約35元。

啟德 AIRSIDE 連錄全層租賃,該廈11樓及15樓,建築面積分別約5.36萬方呎,由2名租客承租,呎租約35元,月租約185萬,屬該廈寫字樓今年暫錄最大金額租賃。

市場消息透露,其中1層由保險公司承租,並以保誠保險呼聲高;另一層市傳租客為德國老牌超市Lidl,該間連鎖超市於全球擁有超過1.12萬間分店。

每層月租185

去年8月,日本最大銀行MUFG BANK LTD承租該廈18及19樓2層樓面,約9萬方呎樓面,呎租逾30元,月租約300萬,屬該廈矚目大金額租賃。今年初,一間總部設於尖沙咀的藥業公司,承租該廈26樓單位,涉及約1萬方呎,作為擴充規模用途,平均呎租逾40元,月租逾40萬,該公司有感啟德甲廈新落成,設備新穎,租金相對尖沙咀廉宜,決定進駐作為試點,不排除未來繼續在區內擴張規模。

市傳德國超市租全層

去年11月,AIRSIDE 21樓全層,面積約3.75萬方呎,由運動品牌PUMA承租,呎租逾30元,該品牌向來使用東九龍物業,曾租用九龍灣國際展貿中心,其後搬至活化工廈新明中心,租用兩層樓面共約5.6萬方呎,現時搬遷至AIRSIDE,整合業務,雖然減少樓面,惟物業質素提高。

AIRSIDE樓高47層,總樓面190萬方呎,其中32層為甲級寫字樓,提供約120萬方呎樓面,呎租逾30至49元,除了南豐總部由中環遷入,租客大多數為外資公司,包括有法國賽博集團香港分公司及柯尼卡美能達商業系統。

華僑銀行洽租AIRSIDE兩層

啟德AIRSIDE商廈近期成租務市場焦點,消息指,項目兩層逾7萬平方呎,獲華僑銀行洽租。

市場消息指,AIRSIDE錄大手洽租,涉及物業29及30樓全層,每層面積約3.8萬平方呎,合共面積約7.6萬平方呎,正獲大型機構洽租,市場估計呎租約35元。消息稱,涉及機構為新加坡華僑銀行,該銀行目前租用中環及其他地區寫字樓,洽租啟德甲廈一方面可整合業務,亦可節省租金開支。

近期AIRSIDE錄多宗租務成交,包括德國超市集團,租用全層約5.3萬平方呎,另一層全層樓面約5.3萬平方呎,則由保誠保險租用,若最終華僑銀行落實租樓面,在近個多月內該廈成功租出近20萬平方呎樓面,屬市場上表現較佳的甲廈。

傳美銀棄租長江集團中心一層半樓面

市傳美國銀行在港總部縮減規模,棄租長江集團中心一層半樓面,後勤員工遷至葵涌區工作。

外資大型銀行縮減位於核心區大型寫字樓的總部規摸,彭博引述知情人士指,美國銀行於中環長江集團中心的總部,將會縮減寫字樓規模,即將放棄承柤其中一層半樓面,僅保留足夠空間,供見客員工的辦公據點,及作為接待客人用途,後勤部分將遷往新界區寫字樓。

指後勤遷葵涌區工作

報道又指,該行作為後勤支援性質的員工,遷至葵涌九龍貿易中心後勤辦公室,該處租金較低,報道指,根據一間外資代理行指,去年銀行業新租樓面,較2022年減少29%。去年底甲廈空置率高達16.4%。大型銀行對寫字樓租賃需求減,對商廈租賃市場亦帶來壓力,美銀削減中環總部部分辦公樓面,凸顯作為商廈業主所要面臨的挑戰。

大機構頻遷非核心區

本報昨日就上述消息向負責長江集團中心租賃的和黃查詢,惟直至截稿前未回覆。

近年來,大機構由核心區遷往非核心,金管局早前租用環球貿易廣場 (ICC) 共3層寫字樓,計劃把目前以太古廣場作為辦公室的員工重置到ICC,主要涉及後勤部門員工。另外,由金管局等不同金融監管機構合作成立的金融學院,旗下員工亦會由太古廣場遷往ICC。

早前,香港按揭證券公司承租九龍站環球貿易廣場65樓全層,建築面積約3.55萬方呎,月租逾248萬,平均呎租約70元,一簽5年約,由今年5月至2030年4月。香港按揭證券目前使用上環中遠大廈29樓及觀塘偉業街180號Two Harbour Square 15樓,市場人士估計,該公司趁現時商廈租金低水,將不同寫字樓合併,惟有關消息未經證實。該公司目前承租中遠大廈29樓,建築面租約20533方呎,市值呎租50元,Two Harbour Square市值呎租約25元。

油塘東源街地盤放售 意向價約7.5

上市公司青建國際持有的油塘東源街地盤,推出放售,意向價約7.5億,項目毗鄰新盤親海駅。青建國際於2018年向已故「鋼鐵大王」龐鼎元創立的紹榮鋼鐵購入該地盤,作價5.3億,放售價較購入價高52%。

佔地1.73萬呎

有本港代理行代理表示,油塘東源街18號地盤,項目佔地約17399方呎,目前為工業地皮,補地價後可重建住宅,地積比約5倍業,該地皮已獲屋宇署批准發展為一幢樓高24層高的住宅,提供136個住宅單位,分為1房、2房及3房等類型。

該代理指出,該項目業主青建國際,於2018年斥資5.3億購入此臨海地皮,花多年時間規劃發展,總投資額約6億。該項目位處油塘區臨海段,旁靠鯉魚門,既可望維港,亦帶漁鄉風情,配合鯉魚門海旁改善計劃,將可連接油塘灣海濱長廊,連接九龍東海濱。

可補價重建住宅

該代理續稱,區內將有多個大型住宅項目落成,越秀地產旗下油塘內地段第46號住宅地皮,與政府達成補地價協議,金額約13.46億,樓面呎價約2040元,佔地面積約131991方呎,預計落成後總樓面約65.8萬方呎,將發展5幢住宅大樓,合共提供1393個單位及193個車位。由多個發展商合作籌劃的油塘灣項目展開中,預計興建30座商住大廈,提供7078個單位。
