外资代理行:明年甲厦租金料跌5至10%


有外资代理行指出,今年商厦租赁市场略见好转,整体市场上半年录负吸纳量后,下半年已录正吸纳量。

整体甲厦空置率于今年年底升至12.9%,中环空置率升至9.9%。不过,招顶楼面减少,五大主要写字楼分区招顶楼面今年底按年减少27.2%至55.2万方呎,反映企业缩减规模情况改善,来自内地企业需求逐渐改善,今年中环总租赁楼面约22%为内地租户,按年升约6%。

租户追捧新商厦

值得注意是,甲厦租赁需求疲弱,截至11月底整体甲厦租金跌5.3%,尖沙咀成为唯一租金企稳的地区,今年57%的新租赁为10000方呎或以下,2019年同类型仅39%,反映今年需求由中小型租户主导。

展望未来,该行代理表示,预期明年可望录更多大型租赁,今明两年有多幢优质新商厦落成,租户有更多选择,相信大型租客可获租金折让,租赁条款具弹性。

该代理补充,2024年仍是租户市场,由升级需求带动,环保新商厦受捧,儘管供应庞大,租金受压,但新商厦吸引高质素的租客,料明年整体甲厦租金料跌5至10%。

黄竹坑9商业项目 THE SOUTHSIDE试业

黄竹坑由传统工业区转型成为新兴商贸区,区内9个项目合共提供逾200万平方呎商业楼面,包括黄竹坑站上盖商住项目港岛南岸商场部分THE SOUTHSIDE,亦在早前首阶段开幕。

204万呎商业楼面 商厦为主

黄竹坑区内过往有不少工厂大厦林立,集中在黄竹坑道及香叶道两旁,近年则陆续开啟重建、转型成为商贸区,连同THE SOUTHSIDE商场在内,区内9个商业项目在近年陆续落成,将会合共提供逾204万平方呎楼面,大部分以商厦项目为主。

当中港铁 (00066) 黄竹坑站上盖的商场THE SOUTHSIDE,属于5层高商场,总楼面50万平方呎,属于同区最大商场之一,提供约150间商户,及约235个停车场车位,早前公布首阶段试业,大约20%楼面投入营业,其餘预计将在明年陆续开幕。

2成楼面营业 明年陆续开幕

同时,商场连接港铁黄竹坑站B出入口的24小时行人通道,亦同日啟用,该通道设于路面,连接屋苑、公共运输交滙处、巴士站及公共小巴总站。

除了大型商场之外,黄竹坑区内亦有不少商厦落成,其中帝国集团在区内拥有3个重建项目,包括香叶道22号已经重建成甲级商厦 S22,楼高28层,总楼面面积达16.35万平方呎,楼层高约4.55米,每层面积约7,600平方呎。

同系还有跟信置 (00083) 合作的 Landmark South,亦在去年落成,属于楼高30层,总楼面面积达25.7万平方呎,包括16层甲级写字楼、3层零售空间及艺术展览厅;另外帝国集团在区内还有天丰工业大厦的重建项目。

另外,厂家兼资深投资者蔡经阳成立的伟华置业,所发展香叶道36号商厦项目伟华汇 (Viva Place),前身为信诚工业大厦,重建后楼高27层,总楼面面积涉约30万平方呎,每层建筑面积由10,749至11,963平方呎。

而金宝集团李秀恒旗下旗下工厦活化项目都会中心Metro South,前身为伟晋中心1及2期,涉及两2物业,分别作为办公室及酒店用途,其中都会中心一座 Metro South Tower 1单位面积介乎2,057至8,536平方呎,而2座的酒店莎玛汇 (Shama Hub),则提供139个房间。

Home sales rebound over the weekend

Secondary home sales rebounded to a 15-week high over the weekend with 12 deals in 10 major housing estates, helped by increased price cuts.

The deals raised the number of transactions to a total of 16 for the four-day holiday period.

A property agency reported 16 transactions across 10 major housing estates during the Christmas holidays, a year-on-year decrease of approximately 50 percent.

However, the number of transactions on the two days of the weekend alone rose 33 percent to 12 and to a 15-week high.

An agent referred to market expectation for three potential interest rate cuts in the US in 2024 and further support from the Hong Kong government, saying homebuyers' confidence is gradually restoring to generate favorable conditions for the secondary property market.

Another property agency also reported approximately 16 property transactions in eight of the 10 major housing estates during the four-day holiday.

Again, 12 properties changed hand on Saturday and Sunday, marking a 15-week high.

Another agency’s data showed sellers made a profit of 38 percent on average last month, the lowest in nearly 13 years,

Of the 1,077 flats sold in the secondary market in November, 813 - or 75 percent - were sold at a profit, though it was the second lowest in more than 14 years.

Meanwhile, 256 units were sold at a loss, accounting for about 23.8 percent of total sales.
