宏安拆售旺角弥敦道商厦


近期发展商频拆售旗下非核心物业,宏安旗下旺角弥敦道银座式商厦Ladder Dundas,亦正推出拆售,根据市场流传价单显示,入场费2285.5万,平均呎价逾1.84万。

旺角弥敦道575号银座式商厦Ladder Dundas,物业属铺契,租客以食肆主导,市场消息指,业主宏安推出拆售,根据价单显示,率先推出5层,分别为5楼至8楼,以及17楼,每层建筑面积为1237方呎,除了17楼为售楼处外,其餘4层均为食肆及酒吧等行业,呎价由1.84万至2.16万。

有代理透露,该厦顶层4层连天台,加上大厦命名权,建筑面积约4948方呎,意向约1.5亿,平均呎价3.03万;至于地下、1及2楼及地下入口,建筑面积分别为2083方呎,1538方呎及2038方呎,合共约5639方呎,意向约2.1亿,平均呎价3.72万。

Ladder Dundas由宏安发展,为新式银座式商厦,宏安曾于年前推出全幢放售,楼高19楼,总建筑面积约25431方呎,当时意向价10亿。

Strong demand for Lohas Park flats

Villa Garda II, phase 11C at Lohas Park in Tseung Kwan O, sold 124 out of 168 flats as of 2 pm yesterday afternoon.

The project together with the first phase, which are both co-developed by Sino Land (0083), K Wah International (0173) and China Merchants Land (0978), sold 592 flats, or 92 percent of the total, raking in over HK$5 billion.

This came as the increased supply of flats pushed landlords to cut rents to attract tenants, with some seeing rental returns falling to 1.6 percent at Ocean Marini at Lohas Park.

The rent of an 813-square-foot three-bedroom unit at Ocean Marini 1A was cut to HK$23,500 a month, a reduction of HK$2,500 or 9.6 percent, equivalent to 28.9 yuan per sq ft, according to a property agency.

The landlord bought the flat in April 2021 for HK$14.1 million, the agent said. The return was about 2 percent based on the current rent but if the landlord pays the management fees, the returns come down to about 1.6 percent, the agent added.

In the secondary market, seven deals were recorded in 10 blue-chip housing estates, according to another property agency, a 12 percent decline compared to a week earlier.

Even though the market is worried about the US interest rate hike at the end of this month, the demand for housing is still large, agent said, adding that price reductions in the secondary market attracted buyers to enter the market.

The other agency chalked up eight transactions at 10 major housing estates it tracks in the secondary market over the weekend, an 11 percent decrease compared to the previous weekend.
