深水埗旧楼联合招标 估值9.3亿

近年多个发展商集中併购深水埗、长沙湾一带旧楼,代理透露,石硤尾街及鸭寮街交界多幢旧楼集齐超过8成业权,以联合招标形式出售,市场估值约9.3亿元,楼面呎价逾1.2万元,本月25日中午截标。

涉及地盘包括石硤尾街17A至17D号、鸭寮街108号至118号,涉及4幢5至7层高旧楼,楼龄介乎45至66年,共涉及逾70个业权份数。统一业权后地盘面积约8,586平方呎,最多可建楼面75,978平方呎。

MOUNT NICHOLSON第3期 4266呎4.9亿沽

有亚洲楼王之称的山顶超级豪宅MOUNT NICHOLSON,第3期早前推出5伙招标,发展商昨公布成功售出1伙,作价4.9亿元,买家向发展商借8成一按入市。

昨日发展商公布招标结果,MOUNT NICHOLSON第3期8楼C室,以约4.9亿元售出,单位面积4,266平方呎,呎价114,906元。

买家借最高8成一按

发展商将向买家提供5年期的一按贷款,最高为楼价8成,即约3.9亿元。首两年息率为P减2.75厘 (P为5厘,即实际供楼利率2.25厘),第3年利率为P,期后为P加2.75厘。而买家亦须分5期偿还货款,第1、2期为楼价10%,第3、4及最后一期为楼价20%,而申请人毋须通过压力测试。

据资料显示,项目9楼C室,于2017年以4.91亿元成交,面积同属4,266平方呎,故今次售出的8楼单位,维持相若价钱,未有加价。

另外,嘉华 (00173) 旗下啟德嘉峯汇,售出1A座39楼E室,成交价2,419万元,面积762平方呎,呎价31,745元,无论成交价及呎价均创项目新高。

天虹之家提价收购财团统一业权

黄大仙旧楼天虹之家于去年10月录财团申请强拍,集齐94.51%业权,餘下5伙未收购,最新财团以3391.5万收购该批单位,成功统一全幢业权。

土地註册处资料显示,黄大仙飞凤街45号天虹之家3楼4及5室,4楼2室及5楼5室,合共4伙以2709万售出,原业主为周姓人士;另该厦4楼3室亦以682.5万售出,原业主为林姓人士,两人早前被财团申请强拍,现时随着购入该5伙,意味收购财团已统一业权。

去年申请强拍 尚餘五伙

其中,4楼3室约455方呎,以收购价计算,呎价1.5万,去年4月同样面积的6楼3室,以592万易手,意味着今番在强拍收购,售价较去年4月高约90.5万,幅度约15%。原业主于2008年6月以50万购入,持货12年,帐面获利632.5万,升值逾12倍。

上述5伙买家为厚威有限公司 (Hopway Limited),董事为李名扬,财团亦是以该公司申请强拍,天虹之家位于飞凤街及沙田坳道交界,去年10月已集齐94.51%业权,市场全幢估值逾3.8亿。

该厦佔地约6532方呎,属「住宅 (甲类)」用途,可8.3倍地积比重建,可建约54216方呎,该厦早于1968年落成,楼龄52年,楼高约10层,另外,由于位置上邻近港铁黄大仙站,步行前往约5分鐘,故具重建价值。

至于「中国现代舞之父」曹诚渊,属该厦大业主,原持有项目基座4层商铺,以及楼上大部分住宅,佔全幢业权逾70%,早于年前已将业权售予上述财团。

邓成波家族传4200万沽青山道旧楼

市场消息指出,有「铺王」之称的资深投资者邓成波家族沽出长沙湾青山道245号全幢旧楼,叫价5900万元,减价1700万元,以4200万元成交。

据悉,原业主于2012年1月以2600万元入,持货9年,转手账面获利约1600万元或61.5%。

另外,有消息指出,该家族亦售出中环德辅道中102至104号的詹氏商业大厦全幢,成交价逾5亿元。

Luxury flats at The Peak see early sales

More transactions were recorded in the luxury market with a house at The Belvedere on Plantation Road being sold for HK$350 million.

The 3,500-square-foot house at Victoria Peak, Southern District, changed hands for HK$99,000 per sq ft after a cut of HK$280 million.

A 2,100-sq-ft duplex flat in Evergreen Gardens, Shouson Hill, was sold for HK$75 million or HK$37,200 per sq ft after a price cut of HK$15 million.

At The Peak, a 4,266-sq-ft luxury flat at Mount Nicholson was sold for HK$490 million or nearly HK$115,000 per sq ft, the highest primary flat price this year.

Meanwhile, the founder of SF Express, Wang Wei, and his fellow bought three units at The Central Peak in Mid-Levels for HK$490 million in total.

Property agent expects luxury flat prices in the Southern district will rise 5-10 percent this year. However, another agent said the rent for luxury flats last year fell 11.5 percent and expects it to continue to fall.

In the primary market, Wheelock Properties expects to open sales for Monaco in Kai Tak next week and offer 80 units in the first batch, making it the first project launch of 2021.

The developer said the price will use the latest transaction of property nearby, such as Oasis Kai Tak, as references. The price list is expected to be uploaded this week.

Monaco offers 399 units, ranging from 280-sq-ft to 1,394-sq-ft.

LP6 in Lohas Park is expected to launch this month and open show flats in two weeks.

Meanwhile, Wharf (0004) vice-chairman and executive director Doreen Lee Yuk-fong has offloaded all her stake of 960,000 million shares, cashing in HK$19.38 million.

In other news, Chinese Estate (0127) expects that an unrealized loss on fair value change of around HK$5.76 billion would be recorded as other comprehensive expenses, based on the preliminary assessment on the closing market price of the China Evergrande (3333) as of end-December.

Accordingly, the cumulative unrealized gain on fair value change of the share recorded a loss of about HK$780 million.
